Prefab wall panels aren't automatically faster or cheaper than field framing — but on the right project they're both. The deciding factors are repetition, schedule pressure, lead time, and site logistics. Get those four right and panelization pays for itself. Get them wrong and you've bought a crane, a freight bill, and a shop-drawing cycle you didn't need.
Where panels win
- Repetitive multi-family. Panelization is a repetition game. When the same wall types show up dozens of times across a building, a plant builds them faster, straighter, and with less waste than any field crew can. Our rough rule: when a panel type repeats twenty or more times, the numbers start to work.
- Schedule-driven projects. A crew that would spend two weeks framing a floor's walls can set panels for that floor in days. Across a three-story building, that's real weeks back on the master schedule.
- Winter production. This is the regional advantage that gets overlooked. The panels being set on spring projects right now were fabricated in a heated plant while the sites sat frozen all winter. The plant never lost a day to cold; a stick-framing crew would have lost several.
- Tight sites. Urban infill with no laydown area favors panels arriving on a truck and going straight from trailer to wall line.
Where field framing wins
- Low repetition. Custom commercial buildings and one-off layouts don't give the plant enough repetition to beat a good field crew.
- Late design changes. A panel plant needs frozen drawings weeks in advance. A field crew can absorb Friday afternoon's revision on Monday morning.
- Foundations out of tolerance. Panels are built to the drawings, so the foundation had better match them. Field framing absorbs an inch of foundation error without drama — panels fight it every step of the set.
- Smaller projects. Crane mobilization, panel engineering, and freight are fixed costs. Below a certain project size they eat the savings whole.
The costs people miss
Panelization moves decisions upstream. Plan on four to eight weeks of shop drawings and fabrication ahead of your set date, which means the panelize-or-stick decision belongs in design, not in buyout week. Add crane time to the budget, and add freight logistics: with spring load restrictions posting across county roads in our region right now, getting heavy panel loads to a rural site takes routing and permits that an ordinary lumber delivery doesn't. And before anything gets fabricated, the foundation needs to be surveyed against the drawings — discovering an out-of-square wall line on panel-set day is the expensive way to discover it.
The hybrid answer most projects land on
The choice isn't binary. On plenty of our multi-family work, the right answer is panelized exterior and party walls — where the repetition and schedule value are concentrated — with interior partitions stick-framed in place, where flexibility matters more. We frame both ways, so we price both ways, and when we're carrying the full scope the decision folds into schedule and budget together. That's a big part of the value of a turnkey framing scope: one sub owning the panels, the sticks, and the schedule that connects them.
How to decide on your project
Ask four questions. How repetitive are the wall types? How much of the schedule pressure is real versus padded? Can the design be frozen early enough to cover fabrication lead time? And can trucks and a crane actually work your site?
