The short answer: framing lumber should be at or below about 19% moisture content to be called "dry" by grade stamp, but you want it closer to 12–15% before drywall goes on the walls. Rock a frame that's still soaked and you buy nail pops, drywall cracks, squeaky floors, and shrinkage gaps six months after the owner moves in.
What the grade stamp actually tells you
Every stick that comes off the truck carries a stamp, and the moisture designation on it is the part most people never read:
- S-GRN — surfaced green. Milled above 19% moisture. It will shrink, and it will shrink after you nail it.
- S-DRY — surfaced dry. 19% or less at the time it was surfaced.
- KD-19 / KD-15 — kiln dried to 19% or 15%. The 15% stock is what you want in engineered assemblies and anywhere shrinkage shows up in finishes.
Here's the part that matters on a real jobsite: that stamp describes the board at the mill, not the board sitting in your stack. A KD-19 bundle that spent two weeks under an August thunderstorm cycle is not KD-19 anymore. Lumber is a sponge. It gains moisture faster than it loses it, and the reading you care about is the one you take the week before drywall — not the one printed at the sawmill.
Why late summer and fall are the risky stretch
Everyone worries about winter framing. In our experience across Minnesota, North Dakota, Wisconsin, and Montana, the wetter frames come out of August through October. Humidity is high, afternoon storms roll through on no schedule, and the fall push has three trades stacked up behind the framer wanting to start. That combination — wet weather plus schedule pressure — is exactly how a building gets closed up before it's dry.
Winter is actually kind to a frame once you're dried in. Cold air holds very little moisture, and a heated, dried-in building in January drops lumber moisture fast. The danger window is the warm, wet, hurry-up stretch we're in right now.
How our crews keep the frame dry
- Stack off the ground, covered, and sloped. Dunnage under every bundle, tarps that shed water instead of holding it. A tarp that puddles is worse than no tarp.
- Deliver in sequence, not all at once. Lumber that sits three weeks on a wet pad soaks up three weeks of weather. Staged deliveries keep material moving from truck to wall.
- Punch the deck. Water standing on a subfloor has to go somewhere, and it goes into the sheathing and rim. Drill weeps at low spots, squeegee after storms, don't let the deck become a pond.
- Chase dry-in hard. Roof, wrap, and window openings closed as fast as the sequence allows. Every day a building sits open in September is a day it's absorbing water.
- Get air moving after the building closes. A closed, unheated, unventilated building in the fall is a humidor. Fans and temporary heat cost far less than a mold remediation letter.
How to actually check it
Buy a pin-type moisture meter. They cost less than one drywall repair. Take readings in the places that stay wet longest, not the places that dry first:
- Bottom plates, especially on exterior walls and anywhere the deck held water.
- Rim board and band joists — thick, dense, and the last thing to give up moisture.
- Subfloor sheathing, particularly under future kitchen and bath areas where it got worked on wet.
- Interior of a stud bay on a north wall that never saw sun.
Take a dozen readings per floor, not two. One dry reading by the door proves nothing.
What it costs when you cover wet lumber
Framing lumber shrinks across the grain as it dries. A 2x10 rim that goes in at 25% and stabilizes at 10% loses real dimension — and that movement shows up as drywall cracks at corners, nail pops in ceilings, doors that stop latching, and floors that talk. None of that gets blamed on the weather. It gets blamed on the framer and the drywall contractor, and it gets fixed on somebody's warranty dollar.
This is why moisture belongs on the same walkthrough as everything else in the drywall-ready handoff, and why the same discipline that keeps subfloors from squeaking starts with a dry deck. Meter it, document it with photos and readings, and if it's high, say so before the rock shows up instead of after.
Our rule of thumb
Under 15%: rock it. 15–19%: dry it down with heat and air movement, re-check in a few days. Over 19%: nobody hangs board, and we'd rather have that conversation on a Tuesday than have it in a warranty meeting next spring.
