Nearly every squeak callback we've ever chased traces to one of three things: subfloor adhesive that got skipped or applied wrong, fasteners that missed the joist or backed out, and wet lumber that shrank after the building dried in. All three are cheap to prevent while the deck is going down. None of them are cheap to fix once there's finished flooring above and a tenant's ceiling below. That's why on multi-family work we treat subfloor installation as a system with rules, not a task handed to whoever's standing closest to the glue gun.
What a squeak actually is
A squeak is movement. Either the panel is riding up and down a nail shank, a panel edge is rubbing the sheet next to it, or the subfloor is lifting a sixteenth off the joist and slapping back down with every footstep. Kill the movement and you kill the squeak. Everything below is just a different way of killing movement.
Glue: the cheapest insurance on the project
Subfloor adhesive costs a few dollars a tube and turns a nailed connection into a bonded one. Our rules for it don't change from job to job:
- Full continuous bead on every joist. No skipping interior joists to stretch tubes, and a serpentine bead on doubled members and rims so both plies get coverage.
- Sheet it before it skins. Adhesive that sits open loses most of its value. We glue two or three joist bays ahead of the sheet, no more.
- No glue on frost, snow, or ice. This time of year, this is the rule that matters most. Adhesive will not bond to a frosted joist top. The crew sweeps and scrapes before a single bead goes down, or the deck waits.
- Winter-rated adhesive, stored warm. Most subfloor adhesives apply fine well below freezing, but a tube that spent the night in an unheated trailer at ten below won't gun a proper bead. Ours ride in a heated box until the minute they're used.
Fasteners: ring-shank, on layout, set right
Smooth-shank nails work loose as lumber dries; ring-shanks and screws don't. Beyond that:
- Follow the schedule — typically 6 inches on panel edges and 12 in the field, tighter where the spec says so.
- Chalk every joist line. A shiner that misses the joist is a guaranteed squeak, and you'll never find it under finished flooring. Lines cost minutes; callbacks cost days.
- Check gun depth every morning. An overdriven fastener punches through the face and holds nothing. Cold changes how compressors and panels behave, so depth gets verified daily, not once per job.
- Screws in the touchy spots — stair landings, corridors, and anywhere hard-surface flooring is going over a sound-rated assembly.
Framing discipline upstream of the deck
Perfect glue and nails won't save a sloppy floor system underneath.
- Crown the joists and cull the bad ones. A high joist next to a low one means the sheet bridges and drums no matter what you fasten it with.
- Seat hangers flush and nail them full. A joist sitting proud of its hanger, or a hanger missing half its nails, is movement waiting for a tenant to find it.
- Use dry lumber and keep it covered. Kiln-dried stock shrinks less, and a package that soaks, freezes, and then dries inside a heated building moves the most of all. Tarps are cheaper than shim crews.
- Protect the finished deck. Mud and ice ground into the subfloor before the adhesive cures breaks bonds and wrecks flooring prep later.
Why this matters more on multi-family
A single house has a few dozen sheets of subfloor. A 100-unit building has thousands of glued, fastened panel connections and a warranty walk in every single unit.
