Fire blocking and draft stopping get lumped together on job sites constantly, and that confusion is one of the most common reasons multi-family rough framing inspections fail. They are two different systems, required in different places, doing two different jobs. Miss either one and the inspector will find it — usually right when you are racing to get the building enclosed and insulated ahead of hard winter.
What fire blocking actually does
Fire blocking cuts off the hidden paths fire uses to travel inside framing. Every concealed cavity in a framed building behaves like a chimney: a stud bay pulls flame upward, a soffit connects a ceiling to a wall cavity, a chase runs three stories to the roof. Fire blocking closes those chimneys at specific points so a fire that starts in one cavity stays in that cavity long enough for people to get out and crews to knock it down.
The locations we hit on every project:
- Ceiling and floor lines in concealed stud walls and furred spaces
- Every 10 feet horizontally in long concealed wall runs
- Anywhere a soffit, drop ceiling, or cove ceiling opens into a wall cavity
- Around vertical penetrations — pipes, ducts, vents, flues — at floor and ceiling levels
- Top and bottom of stair stringer runs
Acceptable materials are spelled out in code: 2x dimensional lumber, doubled 1x with staggered joints, wood structural panels with backed joints, half-inch gypsum board, and properly fitted batt insulation in certain conditions. What never passes is a loose wad of fiberglass stuffed into a gap — which is exactly what inspectors find on jobs where nobody clearly owned the scope.
What draft stopping actually does
Draft stopping subdivides large concealed spaces — mostly floor-ceiling assemblies framed with open-web trusses, plus attics. An open-web floor truss system over a full apartment floor plate is one giant connected cavity. Draft stopping breaks it into compartments, commonly capped around 1,000 square feet in floor assemblies, and in multi-family work it generally has to line up with the unit separation walls so no concealed space is shared between dwelling units.
The material bar is lower than fire blocking — half-inch gypsum or 3/8-inch wood structural panel is typical — but the layout matters more. Draft stopping has to be continuous, fitted tight, and coordinated with the mechanical trades, who will cut through it without a second thought if nobody is watching.
Where inspections actually fail
Across 1,000-plus units framed in Minnesota, North Dakota, Wisconsin, and Montana, the failure points are predictable:
- Soffits and dropped ceilings. Kitchen and bath soffits framed after the wall blocking went in, with nothing where they tie into the wall cavity.
- Tub decks and shower surrounds. The framing behind a tub on an exterior or party wall hides an open cavity that needs blocking before the unit is set — after that, nobody can reach it.
- Open-web floor trusses at unit lines. The draft stop panel got left out, or a plumber opened it up and nobody closed it back in.
- Mechanical chases. Blocked at the bottom, wide open at the top plate three floors up.
- Double-stud and staggered-stud party walls. Two rows of studs means two cavities — and blocking requirements in both of them.
Every one of those items is cheap to install during framing and expensive to fix after the fact. This time of year the math gets worse: a failed rough inspection in late November can push your re-inspection — and the insulation and drywall crews stacked behind it — into the coldest weeks of December.
Make it one trade's scope, on paper
The root cause of most fire blocking and draft stopping failures is not ignorance — it is a scope gap. The framer assumed the insulator had it, the insulator assumed the framer did, and the GC found out at inspection.
