Bloomington framing for Mall of America corridor multi-family and commercial.
Bloomington is Minnesota's fourth-largest city with about 90,000 residents, anchored by the Mall of America, MSP airport, and the Highway 494 commercial corridor. The construction market is unusual: instead of the historic-residential redevelopment that dominates St. Paul or the downtown high-rises of Minneapolis, Bloomington's pipeline is heavy on hospitality (the airport-and-mall corridor), corporate office, and the steady multi-family build along the South Loop and 494 frontage. There's also a meaningful suburban single-family market on the southern edge of the city where lot inventory hasn't fully run out.
Bloomington's permitting is run through its own Building Safety office (the city is large enough not to use Hennepin County's), and our project leads carry their checklist for framing rough-ins. Snow load and wind speed match the Twin Cities standard at 42 psf and 115 mph respectively, but for hospitality and office work we routinely spec heavier engineered lumber than residential to match the longer spans typical of the corridor's commercial footprints. From Long Prairie HQ Bloomington is about 2.5 hours via I-94 and 494 — we treat it as a Twin Cities satellite for crew-rotation and supply purposes, with most lumber drops coordinated out of the same central-MN suppliers we use for Minneapolis and St. Paul.

The Mall of America and MSP airport corridor drives a hospitality-heavy framing market. We've framed hotel and extended-stay structures with the longer-span engineered lumber and tighter ADA compliance those builds require.
Bloomington runs its own permits and inspections rather than going through Hennepin County. We know the local inspection cadence and pass framing rough-ins on the first walk-through.
Our Bloomington projects run on the same central-MN supplier and lumber-drop network as Minneapolis and St. Paul. Cost, lead times, and material consistency stay predictable across the metro.
Edge Enterprise has framed 45th Street Apartments, ENVY, EOLA, Oxbow Heights, the Lake Superior Glamping retreat, and commercial work for Panda Express and a community clubhouse — many alongside our long-time GC partners Comeland Builders and Gast Construction.
