The short answer: senior living frames like multi-family with the tolerances tightened everywhere — rated corridor walls that have to run clean and continuous, higher acoustic ratings between units, grab-bar blocking in every bathroom, wider openings, recessed shower framing, and common areas that behave like a separate building. On the drawings it looks like ordinary stacked units over a corridor. On site, the differences pile up fast.

Everything revolves around the corridor
In a market-rate building, the corridor is a hallway. In senior living, it's the main street — residents live in those corridors, and the code treats them that way. Corridor walls are rated assemblies that need to run continuous from floor to deck with every penetration accounted for. Sloppy top-plate work that a drywaller might hide on another job becomes a failed inspection here.
Then there's handrail blocking: continuous, both sides of every corridor, at a consistent height, for hundreds of feet per floor. It sounds trivial. It isn't. A framer who cuts individual blocks between studs after the fact instead of building it into the wall will leave a gap exactly where a railing bracket lands.
Acoustic separation is stricter — and framing drives it
Party walls in senior living typically carry higher sound ratings than the same wall in a market-rate building, because residents are home all day and tolerance for neighbor noise is low. Double-stud and staggered-stud party walls are common, and they only perform if the two rows of framing never touch. One stray block bridging the air gap compromises the whole assembly. We train crews on this specifically: no shared blocking, no bridged plates, no shortcuts when a wall gets in the way of a beam pocket.
Straightness matters more here too. Many of these assemblies take resilient channel or double layers of rock, and wavy framing telegraphs through every layer.
Blocking and backing at a scale you don't see elsewhere
Every bathroom gets grab-bar blocking — beside the toilet, in the shower, sometimes at the tub. Unit entries get wider doors, usually a 3'0", which changes header counts and rough opening layout. Zero-threshold showers mean recessed floor framing at every unit bathroom — dropped joists or furred floors so the shower pan sits flush with the finished floor. On a 100-plus-unit building, that's a hundred small structural details, and every one has to land in the right spot the first time.
Our rule of thumb: backing and blocking labor on senior living runs meaningfully heavier than the same square footage of market-rate apartments. The common areas are a different building
Units are repetitive; commons are not. Dining rooms, lobbies, theaters, salons, and activity spaces bring long-span trusses, tall walls, coffered or vaulted ceilings, and roof lines that intersect the residential wings in complicated ways. We treat the commons as its own mini-project with its own layout lead, because the crew rhythm that works on stacked units falls apart in a two-story lobby.
Memory care wings add their own wrinkles: secured courtyards, extra walls, different unit mixes, and layouts that intentionally break the repetition the rest of the building relies on.
What this means for your schedule
None of this makes senior living slow — it makes it unforgiving. The repetitive wings still run at normal multi-family pace when the crew is set up right; the schedule risk hides in the corridors, the commons, and the inspection holds. Rated assemblies and shear elements get inspected more often, so a framer who keeps clean, inspection-ready work zones keeps the whole job moving.
