Frost Depth, Foundations, and What Framers Need From Both

A framing package is only as good as the concrete underneath it, and in our part of the country that concrete is shaped by one number: frost depth. Footings across Minnesota have to bear 42 to 60 inches below grade depending on where you build — and some North Dakota and Montana jobs go deeper — because soil that freezes under a footing will lift it, and soil that thaws will drop it somewhere it never was. Right now, in early December, the frost line is working its way down through every open site in the region, and it changes what both the concrete sub and the framer can do until spring.

Why frost depth drives everything below the sill plate

Water in soil expands when it freezes. If that happens under a footing, the footing moves — a fraction of an inch or a couple of inches, and never uniformly. The fix is as old as building in the north: put the bearing surface below the depth frost reaches. That is why a garden-variety frost wall in central Minnesota is five feet of concrete nobody will ever see, and why foundation costs here surprise owners bringing projects up from warmer states. It is not gold plating. It is the ground.

Frost matters to framers in a second way: slabs, stoops, and garage aprons poured over frost-susceptible soil can heave against framing that was set dead level in October. We have seen post bases, deck ledgers, and garage door jambs pushed out of plane by a slab that came up over the winter. Details that isolate the framing from slabs-on-grade earn their keep in January.

What we check before we mobilize on your foundation

Whether we frame it in December or April, we walk every foundation before the first lift of lumber hits the site. The checklist has not changed in years:

  • Level. Top of wall within a quarter inch in ten feet, and no more than a half inch corner to corner. Beyond that we are shimming and grouting sills, and that costs hours per building.
  • Square and dimensions. Diagonals checked against plan dimensions. A wall that is two inches long tells us now — not when the floor trusses land short.
  • Anchor bolts and hold-downs. Right diameter, right spacing, right projection, and not sitting in the middle of a door opening. Misplaced hold-down embeds are the single most common foundation problem we find on engineered multi-family jobs.
  • Elevations. Garage drops, brick ledges, and step-downs matching the structural sheets.
  • Backfill and bracing. If walls were backfilled before the floor system went on, we need to know they were braced. A foundation wall pushed in half an inch at mid-span shows up in our string lines immediately.

On projects like the senior living building we framed in Rogers, that walk-through happens with the GC and the concrete sub together. Thirty minutes on site beats a week of RFIs.

Winter concrete, and when we will frame on it

Concrete poured this time of year cures slowly, and cold concrete that has not reached strength should not be loaded with a floor system and three stories of walls. Good concrete subs handle winter with blankets, ground heaters, and mix adjustments — and good schedules give the pour a realistic gap before framing loads it, which in cold weather can run days longer than the summer interval. The other winter item is frost under bearing surfaces: soil beneath footings and interior slabs has to be protected from freezing before the pour and until the building is enclosed. Ground that freezes under a footing today becomes a heaved footing at spring thaw.

The handoff that saves a week

Three cheap moves: get an as-built check of anchor bolts and elevations from the concrete sub before they demobilize, get the framer on site while the pour crew is still in the area, and put foundation tolerances in both contracts so nobody is negotiating them in a snowbank. Boring, simple, and it saves more schedule than anything else we do in pre-construction.
